Project Overview

M&J Engineering, D.P.C. (M&J) provided construction management services for this decking reconstruction project along the southern and western portions of Pier 45 in Manhattan. The project was conducted in two phases, with Phase 1 including the northwest side of the pier and Phase 2 including the southwestern portion. There were 23,000 square feet of hardwood decking supported by softwood beams installed on the concrete pier. These were installed circa 2001 and were reaching the end of their service life, becoming loose, sagging in places, and potentially becoming hazardous to park users if left unaddressed.

The existing decking was removed, and the supporting beams inspected and assessed for possible reuse or salvage for future maintenance purposes. New hardwood decking was installed to match the original aesthetic. Some improvements needed to be made to the support structure for an improved service life. Additionally, all existing benches, lamp posts, and other hardscape elements remain in their current locations.

M&J supplied a Construction Project Manager (CPM) to act as the owner’s representative for the duration of the construction contract; interpret and enforce construction contract provisions; assume explicit responsibility for inspecting wood members to be demolished or salvaged and applying standards as dictated by the owner and designer; act as intermediary between contractor, designer, and owner; inspect the construction site daily; maintain accurate records of all activity on site; record quantities of all materials removed, salvaged, and installed; process submittals, RFIs, payments, change orders, and other formal correspondence; track the project schedule and budget; schedule all meetings, recording and distributing minutes; and perform any other tasks as necessary to ensure the successful completion of construction and close-out of contracts.
